Yeah, certainly we're seeing for existing owner-occupiers or movers, as we call it, they're relatively quiet.

And, you know, there's always people moving around for jobs and that sort of thing.

But people who don't have to move, I suppose, are just deciding not to.

We are seeing a lot of strength in first-time buyers, though.

So I guess that does open the way for other people who are a bit more confident and can see their opportunities there.

And first-time buyers are really taking advantage.

Yeah, a bit of growth in house prices in those markets.

I remember Cargill was probably, you'd probably call it the strongest market in the country, really, up sort of 6% or 7%, which is not strong by past standards, but you compare that to somewhere like Auckland that might be down sort of 2% or 3% year on year in terms of house prices.

So there is regional divergence, and I think that's just reflecting the shape of the economy too.

Look at farming, that's propping up, Southland and Canterbury.

I mean, if people can see some job security, can see a bit of employment growth emerging, I guess they can get a bit more confident, because in the end it's about your income, it's about your job security.

Yeah, that's probably the thing, but we're probably looking at that as a 2027 story, I would say, rather than this year.

So, yeah, it could be another six months of trending sideways, really, for the housing market.

It's unclear what regulation would be helpful in this case.

Look I'd say it's all of the above.

So we have churn every year and so some of it's replacing and you know also it is

coming into new roles right across the health system, both in hospitals and community.

We go through your normal recruitment processes where people have to be screened and interviewed.

You know, the graduates themselves have to take up the offers.

Some may not, depending on whether it's the right clinical setting for them.
