And so looking at the capital cities, Sydney recorded 57.7%, its strongest result in 18 weeks.
Melbourne, it's not bad.
Melbourne came in at 58.2%.
Brisbane, really interesting, though, much weaker at just 24.8%.
Uh clearance rates below 60%, typically point two falling prices.
Uh and national home values are
Already down 3.6% from their March peak with Sydney down 7.1%.
We're seeing, of course, NAB, Deutsche Bank, UBS all now forecasting another RBA rate hike on the 29th of September.
And NAB is forecasting a peak trough fall in capital city home prices of around 7%, which Sydney is kind of already there.
And it's actually some of the basics driving it.
So even if you are, you know, perhaps not putting in like the fancy shower wash or whatever, it's a it's not gonna do a huge amount of damage.
It's things like milk, mints that are getting more expensive.
Uh higher farming, energy transport costs, they're also feeding through.
And the Iran war, of course, expected to add further pressure.
Interestingly, though, some grocery prices are actually falling overseas, however.
In the UK, a basket at Tesco's, which for the uninitiated is one of the major supermarket players, there's a big Tesco near my mum and dad.
It's brilliant.
But it fell 2.7% over the past year, while comparable baskets at major New Zealand supermarkets, in fact, so just across the ditch, rose between about 2.2%.
And 4.2%.
One University of Sydney researcher has said that Australia's lack of supermarket competition means that shoppers here are actually paying a premium of around 10%.
