the Hammerson project, which could have stretched on, which is, as I say, under judicial review in the courts because of the more street aspect of it, that may have stalled the development of that substantial area, very important area of the north inner city, as I say, parts of which have been derelict for decades.

The thinking from the state's point of view may have been, well, we could do something very impressive here.
They have already said they're not going to use the Hammerson planning permission in relation to that O'Connell Street bit.
It'll be different, whatever they do.
You'd imagine there'll be a push for residential in there, but it's the heart of the commercial district.
So there probably will be some shopping in there as well.
Well, they say that it's really going to start ramping up from next year.
We're going to see enabling works, that sort of moving, you know, the pipes under the ground that might be in the way, gas, electricity, that sort of thing.
The main construction contracts then, that's the tunnelling, that's going to happen from 2028.
Now, we still haven't appointed those contractors.
We're about to, or TII hopes they're about to, get approval from government to go out and actually choose contractors, to go out, put tenders out there and get contractors.
And it's probably at that point that we'll know the exact timeline.
The indicative timelines we've been given have been eight to 10 years.
And if we're starting in 2028, that puts us pushing possibly, we've always been talking about the mid 2030s, but that would be pushing us maybe into the late 2030s.
But maybe there are international firms out there, construction firms, who will say they can do it in less time.
This length of line has been done in less time in other countries.
So maybe they'll come in with a good offer that meets both the sort of prices that the state is willing to pay and, you know, the timeline that the state would like.
Yeah, Sean Sweeney, who had been running the show, he announced earlier this year that he was leaving.
He's from New Zealand, that he's going back to New Zealand.
