That's going to have to be removed possibly.

So I would say to people, not only should you get some professional advice, you should make sure that you have a contract and somebody has checked the terms of that.

You should make sure your insurance company, your home insurance company is aware of what you're doing and that your mortgage company is.

Because if you're going to reduce the value of your property by filling your garden, it may be that your mortgage company have concerns about that.

Well, architects deal with building regulations.

And, you know, whatever, people sometimes misunderstand that.

But architects, in fact, are the people who help you navigate the construction industry.

And there's a lot of navigating here.

I mean, I even found reading through regulations where there's conflicts now with the new exemption with building regulations, where health and safety isn't included.

There's a lot to navigate because we haven't got guidance from the department.

I don't think anybody has scenario tested the new exemptions.

They certainly haven't aligned them with health and safety regulations and with building regulations because there are conflicts there.

That isn't my reading of it, but I think we could do with some clarification on these issues.

I would have grave concerns about the loss of amenity in some houses in that you're losing outside space.

You're losing the value of your existing house by what you're doing in the garden, particularly on tight sites.

I would also have concerns about, as I said, you know, you are entering the construction project.

There are all sorts of different things on the market, everything from site huts with a bit of insulation.

We are looking at very densely occupied small spaces now.

There's going to be issues with lack of ventilation, mould, all of that, which is intensified with the size of these units.
