You're in a fixed rate, you know it's not up for a couple of years and you're still questioning it.

So obviously you're aware of this, but let me talk about everybody else and talk to everybody else who might be aware of this.

Being in a fixed rate doesn't mean you can't get out of it.

But sometimes, only sometimes, it means you do have to pay a penalty to get out of it.

And the way this is calculated is...

Ultimately, the bank or the lender in the background, if it costs them money to get out, they can pass that cost on.

But if it doesn't cost them money to get out, they don't have to pass the cost on.

Sorry, they can't pass the cost on.

So if it's not costing them money, they can't charge you for it.

So what that would usually suggest is that if they can get...

if it's advantageous to the lending market for you to come out of that, there won't be a fee.

And that starts to give you an indication of whether it's the right thing to do or not.

Now, what I would say is, Ciarán, in your circumstance, that's an excellent rate to be on at the moment, right?

And yes, you're looking down the line, you're trying to think for the longer term and what happens if ECB rates go up and what happens if they go down and where will I be in a couple of years' time and the uncertainty of that.

Ultimately, if you're losing sleep over this,

Well, then it's something I would be exploring and I'd be saying to myself, OK, where am I going with this?

Should I be locking in something else, even if it's a little bit higher, but it gives me longer sleep time as in I'm going to get five or six or 10 years out of it?

Well, then it's something that you need to explore.

But when it comes to guessing, when did you say it's 2027 or 2028?

Next January.
