But in general, what we're doing though is, the kind of thought process I have is, for people who aren't familiar with tracker mortgages and how they work, the ECB, the European Central Bank, moves interest rates up or down in any given month and they make a decision every six weeks about what they're doing with interest rates. voice-verified

And that's not a bad place to be because the alternative to that is if you're not in a fixed rate and you give up the tracker, and particularly if you're on a variable rate, if you went to a variable rate, what you will find is that next month your mortgage repayment is being decided by the local bank or the local banker, okay? voice-verified
And I'd much prefer the ECB to be making that decision than I would my local banker to be making that decision or my local lender to make that decision. voice-verified

Like, if you think about it, if you're 20 years in, you probably have a reasonable, what's called loan-to-value, the value of the loan as a percentage of the value, sorry, the value of the mortgage as a percentage of a value of the house is probably reasonable. voice-verified
But if you're at about 60% loan-to-value right now, you probably could get a raise in at around 3% on a green mortgage, depending on what it is. voice-verified
