This is actually some of the challenge with the change to stamp duty.

It's like it's not really about the first home buyer in January that's the issue.

It's like what happens down the track when we've got properties with different tax regimes?

Yeah.

So it's an administrative nightmare as an accountant.

I'm sitting there thinking, well...

Anyway, but yes, it will create some of that down the track.

Well, because we've got six states and two territories.

This is one of the reasons, actually, interestingly, why in the United Kingdom, mum and dad landlords is not really a big thing.

You get professional landlords with 300 properties

In Australia, we tend to have a lot of people with one or maybe two because negative gearing.

But if you try and grow a portfolio, then different taxes, land taxes, and it becomes, if not impossible, it becomes much harder or less attractive.

So we tend not to have many professional landlords and we don't have big institutions because the land tax kills you.
