It is a bit like that when it comes to
Houses in eastern suburbs.
Yes, in the very blue chip areas.
I think if you went to somewhere like West One in London, you can certainly find flats and townhouses that are phenomenally expensive in places like Mayfair.
The same would actually apply to Point Piper if you've got a unit there with a view of the harbour.
You're probably looking at a $15 million entry price.
But you're right, though.
If you look at places like Bourkelews or Bellevue Hill or Centennial Park, unit prices aren't far out of whack with what you'd pay in the inner city.
And that just goes back to the idea of the Veblen goods.
The stuff that's really in scarce supply is detached homes.
So unit prices, although they've performed well over the years, relatively speaking,
cheaper um and i think um remember last time i was in melbourne kate we talked about um private schools and elite schools it's a bit the same you know the elite schools can almost charge you know bigger and bigger fees all the time and you know the the
The more sought after they become, the higher the fees go.
Well, that's another example of a Veblen good.
It's the same really in these luxury houses in Sydney.
And I think, as you mentioned, Kate, the top 10 list, including Longville towards the northern suburbs and Palm Beach, northern beaches,
They're all in Sydney, but Melbourne has its own entrance with places, suburbs like Toorak that you mentioned.
They'd be around about the $5 million median.
Perth has got a couple of really expensive suburbs as well, like Peppermint Grove.
So it's not just the Sydney thing.
