I will note again for directional purposes, the elevation labeled as south exterior elevation on the slide is actually the western facing facade, which faces Natchez Drive.
This is just a labeling error on this slide.

The Tuscarora Crossing development was originally approved in 2015 for the development of 576 residential units, 85,000 square feet of commercial uses and 1.62 million square feet of industrial uses.
Land Bay 4 was designated for a public or civic use.
So on this slide, you can see that as highlighted in blue.
A subsequent ZCPA on the subject property amended the original proposal for the development and designated this land bay to be used for public, civic, school, county use or open space.
The general plan supports a range of light and general industrial uses in the Leesburg JLMA employment place type.
The policy supports extensive buffering to shield industrial uses from public roads and any adjacent residential uses.
As the preservation and protection of the county's forest cover is also included, additional TCA on this property is shown on the specs plat.
There are staff recommended conditions of approval as shown on this slide.
The three conditions that are listed in green were added pursuant to Planning Commission discussion to include parallel parking restrictions on Natchez Drive, subject, pardon, they're not green anymore, parallel parking restrictions of the last three that are on this list.
on Natchez Drive subject to VDOT approval, hours of operation, limitation and clarifying the timing of truck delivery.
I will also note that there is one condition on this that is not listed on this slide for the applicant to make a good faith effort to provide taut lot fencing on the residential land bay across from the site entrances on Natchez Drive.
This condition was also generated pursuant to commission discussion.
The Planning Commission forwarded a recommendation of approval to the Board at the May 14th Commission Work Session.
Staff supports Board approval of the application subject to the conditions.
