So anything, and if you've spoken about having a longer settlement or if you've spoken about, you know, that you're paying a 5% deposit instead of a 10% deposit, all of that needs to be agreed upon before unconditional exchange.
Pre-settlement inspection, while it's very important, is only there to check the properties in the same condition.

And have all these questions answered and go through all of the what ifs early on before you buy a property.

Now, a lot of people buying their first home when they go into their property and they're doing the pre-settlement, they're used to renting.
So they've been renting where when they're going into a property, the carpets have been professionally cleaned and generally there's been a professional clean of the house.
Well, generally with a house being sold, that doesn't have to be done.
In my opinion, it's good manners to do it, but they're not actually contractually liable to have the carpets cleaned.
