Yeah, and just one we didn't talk about was the first home buyer grant, which is a cash payment for new properties.

If anybody from the Australian government is listening, they need to be increased because they're not high enough for people to use them.
That is a state issue, but all the states are the same.
So for New South Wales, for example, it might be $750.
Who can buy a house and land for that price?
But you also need that.
But if they're going to encourage new builds, that first homebuyer's grant is useless unless people can actually buy a home in the camp.
So that's just my little rant.
So I don't think it's a red flag, an off-market property.
I think it's an amazing tool.
If you can get a relationship going, either if you're using a buyer's agent and that's what they do as a job, they try to get great relationships going with real estate agents.
But if you're...
buying in a certain area and you have great relationships with the real estate agents, they've seen you at a lot of open homes, they know what you're looking for, you might be somebody they call when they get an off-market opportunity.
Now, I have both bought and sold off-market and it doesn't, for me, it's not a red flag.
