I represent the ownership of Marina Plaza Shopping Center and the adjacent retail parcel located at 10145 North De Anza.

I'm here this evening to offer comments on the staff report as well as reiterate what I had sent in the letter to each of you today as well as staff.

The Marina ownership of Marina Plaza would request that their property be up zoned to 60 to 80 units per acre.

Because I have limited amount of time, I won't go through the history of the property.

There was a prior approval two years ago.

The interest rates exploded, construction costs went up, and it doesn't make sense.

So we're trying to figure out how do we do something that makes sense.

We have a plan among the many that we have considered.
