I'm going to learn from that mistake and really think hard about this.

This is where there's no science.

It's really a judgment call around all the various issues.

So storage is an example of one where we made a judgment that I would say is flawed.

I think we made four or five times our money, but we could have made 20 or 30 times our money in that business.

That should have been a billion-dollar business.

But we learned, and in student housing, I think we calibrated the risk appropriately.
