And everyone still believes that that stores are dying.

The reality is that up until 2000,

We got overstorred in the US in particular.

The US still has ten times as much retail per square foot as most of the cities in Europe.

You know, we we just built way too many malls, way too much stuff.

Once online came out, what happened was it made retailers more efficient.

They closed their unproductive stores, those ones that they probably shouldn't have opened in the first place.

But if you look at it today, 85% of all retail sales are done by physical retailers or the online arm of a physical retailer.

Right, right.

Only one out of seven dollars is done by an online only store.

And even Amazon is trying to break into retail.

They've been trying to do this for years.

They bought a grocery store called Whole Foods.

They've had their Amazon Express stores.

They're now building a two hundred fifty thousand foot super center in suburban Chicago to see if they can

be use stores as their logistics arm instead of warehouses because they can have customers help monetize those things.

Right.

You know, so Amazon's trying to get into physical.
