And as I said before, I introduced that concept of a hurdle rate.
And if your after-tax risk-free rate of return on your mortgage interest rate is 6.09%, then think about, well, what do I have to achieve with investment returns to beat that?
And so let's pick you're on the 32% tax bracket.
Most, vast majority of Australians are in that tax bracket.
Then you've essentially got to get, give or take a 9% return to get more than a 6% after tax return.
And so what investment risk do you have to take on to get a 9% return?
It's very nuanced.
So the pros of that, you're getting a guaranteed after-tax return of 6.09%.
