You mentioned in the intro that I do a lot of distressed real estate.
I focus –
On a niche within a niche, you know, I buy distressed mortgage debt where somebody hasn't paid their mortgage in six months to six years or longer in some cases.
And we deal with a lot of banks and hedge funds.
We buy that mortgage debt at usually a discount rate.
And then we make a good return by then either working, you know, reaching back out to the bar and say, hey, listen, what happened?
What's your country western song?
Did grandma get run over by a reindeer?
Did your dog die?
Did you get divorced?
Did you get sick?
Why can't you pay anymore?
Do you want to stay or do you want to go?
Well, if you want to stay, you got to pay.
You know, we got to figure something out that makes sense.
And so we were really blessed that we were able to keep about 70 percent of our borrowers in their homes, 30 percent.
Amazing.
Yeah, 30% of the time, we try to be very friendly, cash for keys, like, let's get you out of a bad situation.
We'll take the property, we'll forgive you the debt, let you walk on and go do something else and kind of get that aspect of things.
But, you know, I started off like many folks, you know, trying to figure out what I wanted to invest in.
