And that has increased over time.
Well, this evidence will be consistent with what the CCPC, the Competition and Consumer Protection Commission, they're calling for that pre-sale readiness to come into play.
So any issues with title deeds, land registry and so on, that would all be sorted.
And our evidence would support that as well.
Well, the house can continue to be marketed while it is sale agreed.
So it is legal for a seller to accept a higher bid if it comes in even after someone has gone sale agreed.
Now, a lot of people aren't aware of that, but it is indeed legal.
So the house can continue to be marketed.
Yeah, and particularly when we're seeing the level of transactional stressors that we have in these data.
So it's up to about 85% of houses in recent years, buyers are reporting experiencing stressors.
And if you know someone who's bought a house or you might have a family member who's bought a house, you're going to hear about a lot of these issues.
Probably isn't too surprising that there's a lack of trust there in some of the systems.
And it does support calls from the CCPC to look to that kind of pre-sale readiness and possibly then discussions around changing the type of bidding systems we have.
Conveyancing does stand out as the prominent one, both on the buyer side and the seller side.
So it's causing stress kind of across the board here.
We see other kind of common stressors are things like people taking longer than expected to buy and so on.
Ghost bids feature there as well.
But then discovering problems after the sale.
So we had about 10% of people discover problems after the sale that they thought the seller would have been aware of and should have known about, and that might have affected the bid they had.
So that would support a move to kind of pre-sale surveys, condition surveys, which actually we find that buyers would prefer.
