Now, builders have sort of been in the media and other places saying that, hey, house prices are falling.
So my risk as a property developer, if I build that series of townhouses or apartments or whatever it happens to be with a fixed cost,
or with costs increasing, but my final selling price could be 10% lower than I'm currently thinking because house prices might fall 10%, I'll postpone that decision to build.
So we get a lack of new supply coming through.
So I think the market consensus is for no change in the month-on-month reading.
But if we get a negative, then the trend will be clearly back down to the number of new building approvals.
And as you alluded to, that target of 1.2 million new dwellings in the five years to 2029 will be even further away
meaning that the shortage of dwellings will be even more acute.
Ah, and by the way, in time, that might underpin a recovery in house prices because we're not building enough or we won't be building enough over the next two years.
Yeah, Cotality, in their wisdom, they do publish the monthly data for the five big cities, not all the other three smaller cities and regional areas.
But you get a pretty good handle when you've got Sydney, Melbourne, Brisbane, Adelaide, Perth.
That's about three-quarters of the housing stock in Australia.
And what they're showing –
is that Melbourne in the month will probably be down 1% to 1.1%, Sydney down 1% to 1.2%.
Adelaide's turned negative only by a little bit at this stage, but the momentum is clearly down.
Same with Brisbane.
Perth, a little bit more resilient, but the rate of increase will be very, very close to zero.
So I think it's fair to say that for the Australia-wide housing market, and that's acknowledging that there are many different markets within the country, prices down about 1% in the month.
That'll be four straight months of falling house prices.
The peak to now will be about minus 1.6%, 1.7%.
