But remember, prior to that five-year period, Perth was navigating the post-mining boom downturn.
So it's off a very low base.
So there are some extremes that are influencing the numbers here.
Nationally, if you look at a really macro level of growth, the market's up a bit over 30% in five years, which still is a pretty strong outcome.
I think investors need to be realistic.
The last five years has been extraordinary.
A typical average rate of growth over a long period of time is probably more like around 5% to 7% per annum, right?
Sustainable.
A sustainable rate of growth and it's cyclical.
So, I mean, everyone's already forgotten between the middle of 2022 and early 2023, the housing market went through a really short and sharp correction.
Sydney home values fell about 12%.
Melbourne was down about 9%.
Brisbane was down about 9% in that really short space of time.
So, to think we might be heading into, say, a 10% correction against that context of extreme growth is...
Doesn't sound too extraordinary to me.
Yeah, so frankly, no, we don't.
We're not macroeconomists.
We don't have a macroeconomic model that forecasts interest rates or inflation.
We'll leave it up to the extraordinarily smart people like Chris Joy.
But I do tend to agree with Chris that we probably are in a period that's going to be quite different.
