So I think that is another challenge for the government there.

They will forgive you for uh lying or misleading or breaking a promise if you're eventually proven to be right.
And at the moment he hasn't been proven right.
We'll have a better idea closer to the election.
But if his ambition for Australia with housing and getting more people into the market hasn't delivered, then I think he's gonna be in trouble.

And look, property values have gone up, there's no doubt about it, but of course a large part of that in most state governments, especially in Victoria, is uh land tax and uh stamp duty.
And so, you know, what you don't hear governments talking about is what they can do in terms of repairing that side of the equation, which will make it cheaper.
Um, but instead they're always talking about supply and demand and they're very valid arguments.
But there's a lot more to it than just that.

through sensible discussions and consensus and and that's a good thing.

Yeah.
Which would really shake things up because suddenly the value of the product would would collapse.
