It's different for different types of landlords. matched

Some who are very flush with cash right now or have large reserves, have large investors, they've been among the most willing to kind of ride this out to let tenants continue to stay without paying rent or putting them on some sort of payment plan so that something comes in every month, even if it's not everything. matched

And that's definitely a part of the housing market. matched

There are other landlords who have been less tolerant, who are filing evictions where local laws allow them to, and who have loaded up tenants with late fees on top of the rent. matched

So there's a whole range of responses from landlords on this. matched

And certainly the ones who feel the most at risk to losing their properties through foreclosure, for example, for not being able to make their mortgage payments are the ones who are likely to react the hardest to tenants not being able to pay. matched

The worst case scenario that I think most people looking at this fear is a large wave of evictions. matched

And a lot of advocates have been talking about this for several months. matched

It hasn't happened in large part because of the various protections that do exist, perhaps also because many landlords sort of look at the economy right now and look at the housing market and think, matched

If I start evicting lots of my tenants, who am I going to replace them with? matched

But again, as these protections expire, if they do indeed expire, and without significant changes in the economy or some sort of stimulus, some people argue that these evictions seem inevitable to many people. matched

There has been talk of extending the moratorium. matched

A House of Representatives bill that passed earlier this month, coronavirus relief package, included a lot of renter relief and also included an extension of the moratorium. matched

But there is not a Senate bill equivalent at the current time that would do that same thing. matched
