With some of these alternatives, these are payments that renters are paying.

So technically, in a lot of situations, the alternatives are a net loss to the tenant.

they would get the deposit back in full if they haven't damaged the apartment.
Yeah, it's not uncommon in a lot of housing markets for landlords to ask for even more than one month's deposit.
That can be for several reasons, but especially if a building owner sees a tenant's finances and doesn't have a lot of confidence, they may ask for more of that money up front.

Again, the deposit is sometimes doubling what would just be the payment for the first month's rent.
So that burden is just going up as the rents go up.
Yeah, that's one argument that proponents have put forward is not only does it lower the cost of getting into an apartment, but it also just gives these renters more financial freedom to do something productive with that money or to simply save that money.
As the cost of buying a single-family house gets higher and there are fewer of them available, that pushes a lot of high-income earners into renting.

In those places, the number of new apartments is going to double versus how many came to market last year.
There's a lot of demand, and the general consensus is that cities had underbuilt for many decades.
