Hey, everyone.
What are the benefits of moving from the city to the country?
Today on the show, we're talking about moving to the country from the city. What do we do with investment record keeping?
How can we effectively manage investment record keeping?
How are we investing for kids?
What strategies are available for investing for kids?
Do we renovate the house or not? That's a big question.
Should we renovate our house or sell it?
We've got lots of equity, lots of income. Do we renovate the house? Compensation claims and payouts is a full show today and we'll get into some trouble along the way. Let's introduce Rach Kroon. Welcome back to Money, Money, Money.
Thank you for having me.
Hey, it is the 16th of June when this comes out, this episode, and this book here is our newest book, The Quick Start Guide to Your First Property. It's available for pre-order now. It's out in a couple of weeks, but the thing is, Rach, when retailers receive the books, so if it's listed, you know, 1st of July launch date, when retailers receive the parcels, of the books, they don't put them in the storeroom until the release date. They'll just put them on the shelves. So anytime from now, you will see this out in the wild at airports, at big W's, at Dimmicks, at QBDs, because once they receive the hard copy, they'll put them on the shelf.
That's exciting.
Yeah. So this book, The Quick Start Guide to Your First Property, we'll be doing some content on it, but effectively, Rach, we wrote it for anyone wanting to buy their first property.
Absolutely.
Do you want to say anything about it?
So first property, whether they wanted to, I guess, whether you want to buy to live in a property or whether you want to buy for investment, I think it's going to be a book that has a lot of things that you need to know in it. But also I think the exciting part of it is even if you're not ready to buy, it's got a whole lot of tips to get you ready.
Yeah.
What should I consider when making a compensation claim after a car crash?
And even though it's the first property and we talk about buying a home to live in as your first property or buying an investment property as your first property, if you've already got a house, the stuff that we talk about about buying an investment property will be really valuable.
Yeah. I'm really excited.
Yeah. So everyone, you can click a link in the show notes if you want to order and pre-order now, that would really help us out. Buy two, one for yourself, one for a friend or family member. Books are the best present you can buy, I think. It is also a follow-up from the multiple award-winning Quick Start Guide to Investing. There you go. So we've got all these Quick Start Guides happening here. Before we get into the show, this episode is brought to you by Sphere Home Loans. Rach Kroon happens to be the founder and the director of Sphere Home Loans. It's always a good time to speak to a mortgage broker, whether you want to look at your

lending, if you're on the most competitive rate for your situation, whether you're looking for your first home or investment property. In this climate, it is so important with the multiple lenders, you might go to one lender and they go, no, you can't get the money, you can't move. You go to the next lender down the road, yeah, sure, you can have the money. It's just a no-brainer to get a broker to actually have a look at the deal. want to say anything on that.
And just tying it in, I guess tying into first home buyers, I think you hear a lot of people say that they don't want to waste a mortgage broker's time, especially if they're not ready to buy. I just wanted to reiterate that I'm really passionate about helping first home buyers into the property market. all of our brokers are salaried. So they don't mind spending time with you a year before you want to buy. They're going to get paid a salary. They're happy to sit there and actually give you the time to get you on track to buy your first property. I know a lot of people think they don't want to waste a mortgage broker's time. You're not wasting anybody's time to get ready to buy your first house.
Yeah. And that's potentially a point of difference. You know, I always do crap ads for sphere home loans, but Rach's team, you're not running like a minimum wage and comm model. Like it's just literally you're an employed salaried broker.
