When is the right time to buy an investment property?
Well, you're a first home buyer and you're not sure whether you want to buy a home to live in as your first home or an investment property and then rent elsewhere or live at home, do all that stuff. Maybe you are hell bent on, no, I want to rent in the city. I'm a renter in the city and do my investing elsewhere. Well, this episode is for you. We are now officially launching the quick start guide to your first property. Now, key words here, Rach, and Rach Kroon is with us from This Is Property. The key words here is your first property. Now, that doesn't mean your first home to live in. It doesn't mean your first investment property. This book will help you work out which path to take. But this episode, we are answering your questions on being a first-time buyer
buying your first investment property. I was just reading the notes there, making sure I got that right. But the quick start guide to your first property, it is available now. You'll get so much value out of this. Remember, books are great presents. If you've got friends or family members that it's their birthday coming up or... I mean, you can buy one – buy 10 while they're on sale in pre-launch, Rach, and then you've got 10 Christmas presents all sorted. And this episode is going up on the Money, Money, Money show and also on the This Is Property show. Rach, before we get into it, great work on your first – foray into book writing.
Thank you. That was very exciting.
What are you most pumped about this book or was there anything that stood out to you most about writing this, particularly from an investment first lens?
I guess from an investment first lens, I guess it's helping understand which you are. I think a lot of people don't know if they're an investor or they want to buy to live in. So I think taking people on the journey to see what they actually want to do.
Yeah. And we just want people to take action.
Yeah.
How do recent budget changes affect property investment decisions?
Now, if you want to buy a property, whether it's a home to live in or an investment property, like we'll focus on in this episode, it's about taking action. Forget perfect. look out for progress. Now, just a heads up in this episode, in some of the questions and the prep, we've got different segments, if you will, Rach, the when, the where, the what, the how, and there was something else, tenants, rent vesting, and other. A lot to get through. We're going to smash through these questions. I'm going to interview Rach because she, in her own right, is a successful property investor and she's founder and director at Sphere Home Loans, who support our shows and gets a lot of you listeners into your first and next property.
Until then, Rach, my name is Glenn James, and we're going to do money, money, money right now. Before we get into it, this show is general advice only. I've got a license to provide that advice. Full details can be found in the show description. My name's Glen James, former financial advisor. I host this show and a show called Retire Right. I've got some books, the award-winning Quick Start Guide to Investing and the Quick Start Guide to Your First Property available where good books are sold or in the description. If you're new here, welcome. If you're an old hand, welcome to M3. Let's get into it right now.
Okay, Rach, I'm going to ask you a heap of questions. This episode is useful. We should have said it in our intros at the start. If you've already got a home that you're living in and you want to buy an investment property.
Okay.
Because the concepts are the same, right?
Yeah.
We're buying an investment property. Sure, there's some little carve-outs and things that we might need to work through if we don't own a property at all. But the concepts, particularly in the book... The concepts about property selection, how to find an investment property, it will work whether you own a house or not. So this is really one for first investment property.
Where should you consider buying your first investment property?
Or you're next. You'll learn from it.
And it's a trend that's growing, that people are buying their first property not to live in, whether that be through necessity or whether that be through strategy.
