What is the main topic discussed in this episode?
Hello, everyone, and welcome. This is, John, this is the first live that we have done in this studio. It is. Yeah. Yeah. So just make sure you're talking into that mic, champ. Yeah, side by side. Yeah. Look, thanks so much for joining us tonight. If you are new to our world, welcome. If you've listened to any of our podcasts or shows for some time, welcome back. Yeah. What we will do is this is how we're going to kind of set up tonight, John. We're hoping to get you all to bed by midnight. Yes. But what we're going to do, I'll just pop it up now as a bit of a, to be honest, not much of a run sheet, but here it is. We'll have a bit of a chat about the proposed changes, a bit of an opinion piece, if you will.
We will then also talk about the actual property investing part, because that's why we're here. We're talking about property investing, these tax planning dead, new versus old properties, some traps to watch. Then we're going to answer your questions. I've got the chat open in front of me. There is probably a, what do you reckon, Ryan, up to 16 second delay? Yep. Ryan is here with us and we'll show you the setup. There's Ryan there. We're just at the end of the table. So Ryan is helping us for this live tonight. On next week, on Monday or Tuesday or Wednesday, one of the days we're going to do another one of these drops. It won't be live, but we'll be talking about the impacts to the tax changes on shares and ETFs.
So what we're going to do is just while everyone's finding your seat, I do want to start by saying a couple of things. Number one, if you are watching this live on YouTube and you do not pay for the full YouTube premium, you might get ads drop up out of our control, right? I don't think ads pop up if you use YouTube premium. Secondly, here is an ad that will pop up for everyone. This live stream is brought to you by Sphere Home Loans. You really do need a mortgage broker if you want to get a property, don't you, John?
You do indeed.
Sphere can help you with everything relating to property, whether you want to upsize, whether you need to refinance, maybe you want to buy a home or build your property portfolio. They've got a team of people that help all our listeners all around Australia. You can reach out to them there and they'll be sure to help you. So thank you to Sphere Home Loans. John, what are your initial – what's your – you know, last Friday night I was at a dinner party and the last thing I wanted to do was talk about the budget. I'm pretty much sick of talking about it already. What are your initial thoughts? It's been a week.
Yeah, we've had a lot of conversations in the last eight days around – people's thoughts and trying to, I suppose, compose themselves. Because no one really likes too much change in their life, do they? So I think there was a fair few changes that came about last Tuesday night. And I think when you first see them, you can easily think, well...
What are the proposed tax changes for property investors?
uh, alarm bells. Um, but as we, as it plays out, as you read more about it, you read into a bit more detail, you get into the budget papers. Um, it's not as bad as it seems.
Yeah. Is there a but?
Oh, God. Look, I cannot sit here and not give my opinion piece on it. The budget was set out to obviously put more money into government coffers and to address the, I suppose, the unaffordability of residential real estate in Australia.
Mm-hmm.
Will it do that? I don't know. I don't think it will. Right. But we'll get into detail about that later.
Yeah. And, you know, I asked... So Dan Illich, the Australian comedian, good friend of the show, I was in Canberra last week and I said to him, give me a question I can ask these pesky politicians. And he wrote back to me, ask them this, where's my intergenerational wealth, bitch? But, you know... It's interesting, this intergenerational wealth. They've talked about it for years and maybe it is more of the government getting their mitts on more intergenerational wealth as it passes because we know there's a 30% floor tax.
And I read something today that said, well, it's actually when the governments are getting their mitts on it, it's actually making it worse, not better.
