I think cold and miserable is an understatement about the Melbourne weather at the moment.

I'll tell you what, you are sounding so much better than you did the last time we spoke. It really did sort of put you on your back, so through the worst of it.

definitely through the worst of it and thank goodness for that because i think having a a certain amount of energy doing auctions is one of the reasons why i love doing what i'm doing so i'm so happy to be back up and about and ready to rock and roll on saturdays all right well talking of saturdays let's go back to last saturday i was just having a look at where the clearance rate was fabian at this time last year

And we were sitting at 74%. So how did you go last weekend?

I didn't go too bad, Craig.

Why does Fabian believe the market may have hit the bottom already?

I had eight scheduled auctions. I ended up conducting six. There were a couple that were cancelled before, one sold prior, one postponed. So out of the six I conducted, I ended up knocking four down under the hammer. So that was still a pretty good Saturday for mine. It's definitely coming to a bit of a normalisation, I think, in this market. That's what I'm seeing. There's still obviously a lot of hesitancy and it's definitely still a lower bidder market. But I did take a couple of things out of last Saturday. I think I understand now that... School holidays plays a big factor in clearance rates being impacted. We're definitely not at the levels as we were this time last year. Obviously, those interest rate rises are certainly affecting the market and certainly the consumer confidence is really, really down at the moment.
