Chapter 1: What is the main topic discussed in this episode?

2.596 - 8.93 Unknown

It's The Real Estate Podcast, brought to you by Ray White, the largest real estate and property group in Australasia.

9.231 - 38.374 Craig

And welcome to another episode of The Real Estate Podcast, available on iHeartRadio and also Spotify and Apple Podcasts or wherever you get your podcast from. Well, it's finally arrived. Election Day is here for May 21 for 2022. And today you get to cast that all-important vote. But of course, are we going to see a result later today? Maybe not, as things are extremely tight.

38.975 - 69.88 Craig

Labour leader Anthony Albanese has ended the six-week campaign in a dead heat with Scott Morrison on the question of who is the nation's most preferred Prime Minister. Newspoll has predicted a two-party preferred result of 53 to 47 with Labour likely to secure a majority if that is replicated at the ballot box today. And so the race for Australia's preferred Prime Minister is in a dead heat.

0

70.06 - 88.83 Craig

That's according to Newspoll with 42% declaring for Scott Morrison and 42% preferring Anthony Albanese. So it is possible that... that we might not get a result tonight. I wonder, I just wonder what we are going to be saying this time tomorrow morning.

And let's have a look at weather on your election day Saturday. First we go to Sydney where it's going to be wet underfoot expecting some showers and a high of 20 degrees. And by comparison Melbourne is expecting a fine one although it's going to be a little bit cool with just 15 degrees. Brisbane expecting some rain with 19 and in Perth today it's probably the place to be.

121.603 - 126.851 Craig

It's a sunny day for your election day and a high of 25 degrees.

127.251 - 128.974 Unknown

Informing you on real estate.

And coming up in just a moment, we're going to be having a look at the Hunter Valley, which is known for its wine, but we're also going to be looking at some first-home buying opportunities in the Hunter Valley and taking a look at Victoria this morning in Geelong, the auction market there. What's been happening over recent weeks?

0

153.273 - 185.057 Craig

It seems that more buyers in the market there are prepared to walk away from auctions empty-handed, showing the balance of power in Geelong's property market is shifting after a year of huge growth. The region has recorded a 66% clearance rate for properties taken to auction so far in 2022, which is a sign that the heat and sense of urgency that gripped buyers in 2021 has started to disappear.

185.598 - 209.328 Craig

Last year, 75% of Geelong auctions resulted in a sale, and PropTrack reports show that the region's median house prices climbed more than 17% to $780,000 in the 12 months to May. So I think it's just probably reflective, of what is happening around the country.

Across every state, city and town of Australia, it's your weekend real estate podcast.

215.423 - 242.933 Craig

Well, the Hunter Valley is known for its wine and maybe a little less known for the younger demographic moving into the area, but it is being discovered by first-home buyers and also people upgrading, I guess, for a better, cleaner, open-life discovery. And the best part about this, of course, if you're in Sydney, it is just two hours away. So we're going to talk to Michelle Wills, who is...

242.913 - 250.781 Craig

very much a local person who moved into the area. Good morning, Michelle. Great to have you on the Real Estate Podcast.

251.122 - 252.563 Michelle Wills

Good morning, Craig. How are you?

253.024 - 269.882 Craig

I'm pretty well. You've been there a while, so you already know the secrets. I understand 20 years ago, you shipped up your husband, you've got some children as well, and you decided to make the lifestyle change. Tell us a little bit about what that was like 20 years ago.

Chapter 3: How are the election results shaping up in Australia?

298.677 - 304.915 Unknown

Oh, no, I know. Absolutely right. No, we were very lucky with the timing.

0

305.047 - 330.345 Craig

Yeah, and the median house price has risen in the last 18 months, I think around 120k they're saying, which has seen a good amount of activity there for first home buyers moving in. Some of the attractions, now it was sort of painting a picture this morning, there are some smaller distilleries, there's some cafes and restaurants, so tell us a little bit about just some of that that's going on.

0

330.528 - 349.257 Michelle Wills

Yes, well, it really has changed so much, the Hunter Valley, over the last 20 years, since we first moved here. It has been so exciting just to see the number of vineyards and distilleries, so the craft beer and gin distilleries that have been opening up in Pecolbin and Lovedale areas.

0

349.938 - 372.156 Michelle Wills

So that's been a really lovely change, but also some really exciting new cafes and restaurants that have been popping up as well. So that's I guess growing and growing and you can really see that the tourism industry is really thriving now. So again, that's just a great opportunity for locals to get employment in the area, but also for people outside of the area to come and visit.

0

372.597 - 381.713 Craig

Yeah, and if you're having one of those big lunches and just relaxing across the weekend, you can always then in the afternoon get on your mountain bike and go bike riding.

381.794 - 403.084 Michelle Wills

That's right. My husband has a group of friends who religiously use the tracks in the national parks around here. And there's so many people that are coming to the area to do that. A lot of the locals are enjoying that opportunity just to get out amongst the nature and get some exercise while they're doing it.

403.184 - 409.253 Michelle Wills

So a lot of hidden gems out here in the valley that people can discover when they come to the Hunter Valley.

409.418 - 424.71 Craig

Now, talking of Discover, the Hunter Valley has plenty of attractions, as you have mentioned. But Michelle, you're enjoying one of those attractions firsthand with working with a ballooning company. Tell us a little bit about that.

424.808 - 447.12 Michelle Wills

That's right. I'm really lucky to be part of the Balloon Aloft team here in the Hunter Valley. So we offer sunrise balloon flights seven days a week. And it's just a wonderful way to see the valley. You know, it's really a different perspective to your normal cellar door experience, just flying over the vineyards at sunrise. There's nothing like it.
