It's the Real Estate Podcast brought to you by ANZ Home Loans for financial well-beings. Hey, it's the Real Estate Breakfast across Australia talking all about your property news and what is likely to affect us in this year of 2026. We are streaming from Darwin to the suburb of Elizabeth Bay in Sydney. And good morning to wherever you are listening to us from in Australia or perhaps internationally. Yes, lots of people wanting to move here, either expats coming home or other nationalities. Nice to have you with us. It is a Thursday, January the 29th. Over the holidays, you might have taken off to Bali to relax and unwind and said to yourself, man oh man. I could live here all year round. And here's the part that people don't always see.

When buying property in Bali, it is nothing like buying in Australia. And that's where things can go wrong and go wrong fast. Plenty of deals fall apart because buyers didn't fully understand what they were actually purchasing. The dream is real, but only if you understand the rules. Foreign ownership works completely differently, and you have to go in with your eyes wide open. And we'll be taking a look at this next week a little bit more in depth. Coming up next, we are diving back into the time tunnel. Only a few more of these to come. And then on Monday, we are back into the 2026 year of interviews. You're listening to The Summer Series on The Real Estate Podcast. You've got to remember that The Block is a reality television show and it's all about drama.

It's all about creating controversy. It's about people and relationships. It wouldn't be the show it is if everything rang smoothly, everyone got on well, all the houses sold for healthy profits at the end of the day. So, you know, the block, I believe Channel 9 has told us this year that the ratings were, I think, some of the best ratings ever. I think there's still a space for the block on television and they're, you know, they're rolling out next year already. Whether we like it or not, it still is successful. And I think there's so many reality television shows out there. A lot of the general public seem to love. Yeah. So again, let us know your thoughts if you're listening and totally disagreeing with my take on the block.

Now the reserve, it was set at 2.99. I think you've been critical with that saying that it should have been closer to 2.5. It should have. Look, you know, the housing market in Daylesford and regional Victoria across the board is very, very tough at the moment. The highest price for a house ever sold in Daylesford within the township of Daylesford was $3 million. There's only been one sale for $3 million, which was a sale that I sold a few years ago. There was one other very off-market sale recently that sold for $4 million, but that's off-market. So to expect to sell five, five houses for $3 million plus on one day in Daylesford was an incredibly big ask and one that we always worried about. I guess with the block, you know, it's not the agents that set the prices and this is important that people realise that.
Unknown 3:36
We're told the price of the house that we have to quote, which in this case was 3 to 3.3. If I was running that campaign, I would never have set that quote price so high. Secondly, the reserves that we only find out about literally the day before or when the contestants do said at 2.99, we were just aghast. We couldn't believe it. We felt that not only was there a huge risk that the houses weren't going to sell, but obviously it's also about a competition and about the contestants winning some money. So it was absolutely incredibly difficult from as soon as we found out about those reserves, we just were in shock. As you say, the agents have got no control over this. One of the key things that we always, always bang on about is do your due diligence.
Unknown 4:26
Do your research in the market. Find out what other homes are valued at. Now, for anybody looking in on this, This kind of looks the complete opposite of doing that. It's like somebody has dreamed up a number and said, this is what we're going with.
