Mate, they are. They're very, very nice suburbs, and I count myself very lucky to be operating in them. Obviously, some amazing types of properties, older, newer properties, a whole array of different types of homes, which I get to deal with.

So I was asked by a friend the other day a question that I thought that we'd discuss because it's so important in 2021, and perhaps even more so in the times that we live in, and that is pre-approved finances even before you start looking at buying a property, how important do you think that is?
Clay Brodie 1:01
Oh, look, I think that's probably number one on the list, realistically, especially for buyers out there in the marketplace. When we're holding open homes on a Saturday and having 20 to 50 people walk through the door, And people looking to make offers pretty quickly. If you don't have your finance approved and you love that home, you're really doing yourself a disservice and probably setting yourself up for a bit of heartbreak, really, because you won't be able to transact, I guess, and compete with the other purchases. So, you know, as a buyer out there in the marketplace, I think that is something you need to seriously consider and make sure you get it ticked off on before you get out there. It really will put you ahead of the pack.

You know, it's a little bit like somebody having a look at European cars on a Saturday afternoon without having the money to buy.

Yeah, that's right. Window shopping, some people call it. Exactly.

I mean, and how disappointing that can be because people emotionally fall in love with properties. You want to be in there with every possible chance of securing the property. Absolutely. 100%. What are the selling conditions looking like for vendors, do you think, about selling a property at the moment? Because boy, oh boy, Christmas is coming like a freight train and the year is ending. I don't know about you, Clay, but I want to forget this year in a hurry. I want to wipe it from my mind, but Christmas is coming. So I guess there's a lot of people that might be thinking, gee, property, can I actually sell my property, get it settled before Christmas comes along?
Clay Brodie 2:33
Yeah, absolutely. Look, I was just having this conversation with my team this morning on timing around people selling pre-Christmas. I mean, what you've got to look at now is that obviously an auction campaign, which is what we sort of run here in my area, the majority of properties are auctioned, they go for about four weeks, right? Now, if you're running your property all the way to auction, then you're going to run it for the four weeks and you'll have it sold by the end of that. However, you've then got a six to eight week settlement period on the end of that. So the closer we get to Christmas, the more the market does slow down. And I generally try not to market a property or auction a property after that first week of December.

I mean, I have done a few after, but I prefer not to.

So you really need to, I guess, start getting a move on now if you're looking to go on the market as before you know it, we'll be midway through November and then realistically, you've only got a few weeks left to get the sale in. So look, I think if anyone's out there looking to sell now, it's a beautiful time to sell. The weather's amazing. It's almost 30 degrees today and there's a lot of buyers out there. We've got open homes happening again, which we haven't had for a number of months. So it's a really good feeling in the market and there are some great results being achieved so yeah so there is time don't stress out don't you know don't think it's all over because there is still time to get your property sold before the end of the year and and to have things all wrapped up so you can go into christmas relaxed and then come out in the new year looking for your new home if that's what you're looking at doing i would say time is still there but it is ticky hey clay great to talk to you and thank you for coming on to the real estate podcast thank you so much craig i really enjoyed being on board and i hope everyone takes a bit out of what i've said
