All right, everybody. Welcome to the August 19th hearing of the Board of Equalization. We have six appeals scheduled. The last appeal, Yonder, JK, LLC, has settled and withdrawn. So we won't be hearing that last appeal, which is 6922. The first two appeals... 6944-6957. The representative, Robert Fay, was unable to attend. And so it's up to the discretion of the board if we want to hear these cases. Only the Corps will be testifying if we do hear those cases. So that said, let's go ahead and officially start the meeting with a determination of quorum. Ms. Secretary, do we have a quorum? We do have quorum. We have four people, including one alternate, representing the Board of Equalization today. Awesome. Okay, so let the record show that Mr. Keister, Ms.
Goodrum, and Mr. Kearse are all here as normal voting members. And Mr. Saltzman. Dr. Saltzman. Dr. Saltzman, the alternate, will be a voting member today. So we do have four members present for quorum. Next point of order is the Pledge of Allegiance. I pledge allegiance to the flag of the United States of America.
All right, next point of order. Board of Equalization hearings are open public meetings, and if there are individuals who are not appellants who wish to address the board, you can do so now. Is there anybody from the public who wishes to address the board? Okay, no. So we don't have any public comments. So then the next thing is we'll just go ahead and start with the cases. The first case will be appeal number 6944. It's Vantage Data Centers. And... Since the appellant's not here, I don't have to explain everything. So, for the Corps, who will be testifying on this particular case? Okay. So, if each of you can state your first and last name for the record and for the hearing process. Go ahead, please. Okay.
Okay. All right. And let me go ahead and swear you in. You raise your hand. Do you swear that the evidence you shall give in this matter should be the truth, the whole truth, and nothing but the truth? So help you God. I do. All right. Let the record show that both core representatives have been sworn in. Okay. So Vantage Data Center. Since there's no appellant, so core, if you have a presentation or at least just some comments. Well, just to collectively say what's happening with this appeal. So this subject consists of 45.59 acres of land, and it has 9.87 acres of floodplain and 4.25 acres of steep slope. Coral, in our original assessment, omitted the floodplain and the steep slope, which are typically valued at $0.04 per square foot.
We offered a reduction based on correcting that mistake by removing the floodplain and steep slope from the original salvation. You would see our sales on page four. The land is assessed at $50 per square foot. The appellant has identified that the lot, I mean, in this very package, that the lot is a free conservation area and he thinks we should value it based on an A3 zoned parcel. A3 is agricultural residential zoned parcel. So even though it's an A3, the owner who spent it was granted a special exemption to build a sewer pump station, and that was part of the agreements to build the data center. The construction was about 10% completed as of January 1st, as you can see on page two of our assessment.
There is also a proposed application for two substations called Luna and Apollo. It is still in review. You will see that on page three of our package. And I also included the equity comps of some of the substations in the county and they are all valued at $40 per square foot. So we had offered a settlement based on adjusting the floodplain and the steep slope square foot, and the appellant had accepted the reduction, but, sorry, the appellant stated that he would accept the reduction during the BUE hearing, but unfortunately he didn't show. Okay. Board members, Mr. Kearse.
