We have five of our members here present today. Um I am Chair Forbes, Mr. Clark has not yet come, but we're expecting him. Mr. Gray, Mr. Canonico, Mr. Moyes are all present. We are a quasi-judicial body and an arm of the court. We meet on the fourth Thursday of each month after each appeal has been duly advertised in a local publication for two consecutive weeks. And after each property has been duly posted, and there is Mr.
Clark. Thank you. Uh-huh. And after all adjacent landowners have been notified by certified mail, it takes three affirmative votes from this board for a matter to pass. Um for each appeal we will hear from staff first and then the applicant or the attorney, each of whom will have ten minutes. Um other speakers will have three minutes. Um we have a lot of people here today. So before we begin and for all three appeals, will anyone who intends to testify before us today that staff, applicants, speakers, raise your right hands? Um so our first public hearing item is BOZA twenty twenty-six zero zero zero two variants for two five three three nine diligence court in Aldi. Um is that is that yours? Yeah. Very good.
Good evening, members. So proceed? Yeah. Good evening, members of the Board of Zoning Appeals. My name is Stephanie Longerbeam and I am a planner with Lounge County Zoning Administration. This evening I am presenting BOSA-2026-0002, which is a variance to construct in addition a sunroom on an existing deck. The applicants are Mr. and Mrs. Khalid Wassel, the owners of the property that is subject of this application.
The subject property is located at 25339 Diligent Court in Aldi, Virginia, two zero one zero five. The parcel is identified as PIN two zero six dash three seven dash zero eight two four and is approximately point two seven acres in size. The property is zone PDH four, single family residential, administered as R4 under the Loudoun County Zoning Ordinance. By the way of the background, in December of December fifteenth, twenty two thousand and six. A zoning and building permit were issued to the previous property owners to construct a deck in the rear yard. On Jul June twenty second, twenty sixteen, the subject property was purchased by the applicant. On July third, twenty twenty five, a building permit and associated plans were submitted to the county to construct a sunroom on the existing deck.
On July twenty second, twenty twenty five, a zoning permit was submitted to the county. On February twelfth, twenty twenty six, a pre-variance meeting was held with the applicants. On May fourth, twenty twenty six, the applic the application for the variance was submitted to the county. And then on july tenth, twenty twenty six, the variant application was accepted by the county. The applicant is requesting a variance from the twenty-five foot yard minimum table two point zero two point zero five point zero two one the R4 Legacy Zoning District Dimensional Standards of the Loudoun County Zoning Ordinance. To allow the construction of an addition, a sunroom, to be located nineteen point two feet from the rear property line of the subject property.
The requested relief applies solely to the proposed sixteen foot by twelve foot sunroom depicted on the variance plat.
