And I think it's a really interesting conversation to have in the context of our lives over the past five years.
There's some real trauma that's kind of built into the population at the moment.
And actually, I think...
You know, I like to tell people, you know, I'm pretty open and honest with my clients.
I'll say to them, look, I'm a risk adverse person.
So my advice to you is always going to be tainted by my personal attitude towards risk.
So we need to also be aware of your attitude towards risk.
And what that means in terms of how you're comfortable setting things up.
And I think, you know, given some pretty tough experiences that people went through over the last few years, I think people are making better decisions now that will protect them in the long run, as opposed to the free and loose rolling one year, she'll be right kind of attitude we've had in the past.
Yeah, yeah, it does.
I've had...
Over the past, certainly not this side of 2026, late 25 we hit the bottom of the interest rate cycle so it was possible to get like a 4.99% five year rate.
Currently, the two-year rate is 5.09.
So that five-year rate sounds great, right?
But there is a very, like, just the perfect scenario where you can secure a good five-year rate and have some comfort with it.
And, you know, the strategy has to be around balancing
risk and and your kind of repayment strategy so we don't want to lock in for too long that all of a sudden you feel like you can't sell and you're a prisoner in your home because actually it's not fit for purpose you've had another child life has changed but you've got this interest rate there's a break fee and it's all a bit scary so we need to be aware of people's individual circumstances but we also don't want to go too short that they're exposed to
from an interest rate risk perspective right so it is all around diving into the details of that person's life where do you think things might be in the next year two years three years and how does that impact your ability to repay the suitability of your home those kind of things it can be some tough conversations but if you give it the time of day and give it the attention it really deserves you can you can get some awesome results for people
Yeah, cashback's a really interesting one.
And the best conversations is actually when you talk to people from overseas.
