Short, long story short, we partnered in 2004.

Him and I did 252 single family resident deals between 2004 and mid 2007.

It looked cool.

But it was a nightmare, management nightmare, a risk nightmare, like a bunch of people.

And it was tough.

So I started I made this plan to transaction transition fully into multifamily apartments.

I said, why am I buying one door at a time?

We were doing like 30 deals a month.
