Uh yeah, projects have to pencil out, but right now the county is subsidizing those projects fifty million dollars a year. low-confidence

And Commissioner Rich is trying to double that to a hundred million. low-confidence

That's a pretty big market distortion. low-confidence

Uh and if she is in fact successful getting additional dollars spent on that, uh it'll continue to make uh uh make those uh the financials for those things different. low-confidence

But the other thing that changes financials is when the supply of development land changes. low-confidence

And this dramatically increases the value of land that is held by churches or school boards or municipalities uh because of the density that can go on there. low-confidence

And so given that this is a dramatic increase in supply, it's gonna inevitably have a decrease in the overall price of housing, which is exactly what we'd like. low-confidence

And as we all know, the marketplace is a lot stronger than any government action in the housing market. low-confidence

Uh and so the Live Local Act has a lot of unappealing features to it. low-confidence

One of the consequences though is it may h lower the cost of housing uh in urban uh d districts in particular. low-confidence

So I don't like this bill. low-confidence

There's a lot of pieces of it that are just stinky. low-confidence

Um but I think we have to be kind of clear eyed about how we got to this point. low-confidence

uh which is we ignored legislative intent and tried to be way too cute with things like uh floor area ratios and things like that to get to get around their their uh their rules. low-confidence

And I just think in general, you know, you can do that, but you're taking a big risk and now we're seeing the consequences of uh of those kinds of decisions. low-confidence
