So that to me sounds very much like a higher capital growth asset and that's because what you've talked about is a couple of factors.

We've got scarcity, we have land component and then we also have a, you know, you're talking about premium location too.

And then you're saying because we've got quite a high land component,

then our yield for that naturally is going to be quite low.

So I don't know if you've even calculated it, but I'm guessing it's going to be somewhere around maybe

I don't know, less than the 2.5%.

So what you're talking about kind of leads me on to this thing called the growth versus yield spectrum.

So if we picture like a long line and then the very start of the line, we have our higher yielding properties and our low growth properties.

What we're talking about here would be something like, for example, a studio apartment.

So these types of properties have a very high yield because they're basically tiny little rooms.

They don't even have a bedroom and

So the price is very low, but the rental is generally quite high.

And that's often because they're leased out to students, they're in the middle of the city, but we generally have limited or no growth on these properties.

And then if we work our way along that spectrum, next, we might have something like an apartment.

So we have a very low land component there, but we still have

a higher rental amount proportional to the price.

And then we might move on to something like a unit and then a townhouse and then a house with the backyard chopped off.

And then something like your house, Owen, which is something with quite a high portion of land.

The strongest growth properties we generally have are these properties called

period properties.
