And we have quite a lot of these in Melbourne and Sydney.

And the reason behind that is because generally really well located.

They are closer to the city because they were built, you know, a hundred plus years ago, back when we didn't have a lot of outer suburbs.

And they're also very, very scarce because they don't make them anymore.

They're a hundred years old and

And unfortunately, they're becoming more scarce because sadly, not all of them have heritage overlays and some of them are being knocked down.

So on that spectrum, we've got studio apartments at the very bottom.

We've got those big, beautiful period homes at the very top.

Those will cost you a lot out of pocket, but they will give you the strongest capital growth.

So as an investor, we need to figure out where we sit along this spectrum.

And the way that we do that is a...

it's figuring out those cash flows because not everyone can afford to hold those period properties.

We might be looking at a townhouse to make sure that it fits within their budget.

So that's a really great question, Kate.

And for me, that depends on how much that investor wants to spend.

So if we have an investor who, for example, has a really strong borrowing capacity and cash flows, and they've got, say, over $2 million to spend,

I would consider breaking that down into a couple of properties.

Only because that test for $2 million for an investment property, that just does start to take us towards the top end of the bell curve in terms of affordability for a lot of people.

So we want to make sure when we resell that property in the future, we are a little bit closer to the median in most suburbs.
