it means that there's gonna be more buyers for us.

Now, if we're spending say a million dollars in your example, that then does come down to the cash flows.

So a million dollar property will buy you a superior property than two $500,000 ones.

And as just using some ballpark examples in terms of returns, say you've got a million dollar property returning you 7%,

capital growth or two $500,000 properties, they will be higher yielding.

So easier on the cash flows, but they might only be returning you 6% capital growth.

that then comes down to, do you need those higher cash flows or can you be a little bit more aggressive?

Because diversification, gosh, in property, we can talk about diversifying between states, between suburbs.

I've got all of my investment properties in Melbourne.

They're just in different suburbs.

But then we can diversify.

We could have two properties within the same suburb.

One's a house and one's a townhouse.

I think that there's a lot in play there rather than just splitting it up because you can.
