There's just so many moving parts there.
So yes, they can be quite frustrating.
Absolutely.
And one of the benefits around being at Victoria, I know that listeners will be national, but in Victoria, they do still have to put a price on the statement of information, which isn't necessarily what the vendor is going to sell or it is supposed to be.
But that at least will give you some kind of rough benchmark versus other states where it's kind of, it's a little bit more fluffy.
10% is the allowed tolerance with the range.
Okay.
I know, I know.
It's really, I mean, I always think about ranges and it's kind of just, it's to invite people to come along with budgets in that vicinity, because just say that vendor couldn't get an offer at the top of that range, they still want to potentially have other options.
And maybe they might not sell for the top of the range at the start of that campaign, but in a couple of weeks...
perhaps they would consider something towards the bottom.
So they still want to get those buyers in to have that opportunity.
But yeah, it can be a little bit deceptive if the vendor would never, ever sell for the bottom of that range.
It can be a bit frustrating.
Oh, absolutely.
And as a buyer, it can be really hard to have those conversations with agents.
Like when I'm speaking to agents, because I do it every single day and my husband's actually a real estate agent as well.
So I literally talk to him every night as well.
