And so it just takes a while.
And a lot of people that we talked to, we talked to landlords and tenants.
They all said that they waited for a while.
They had to go through this whole bureaucracy to get their money.
And some people who...
clearly are going to be breathing a sigh of relief on August 1st when the eviction moratorium lapses.
And then there's a large group of people that will probably be in this weird netherworld with their landlords still waiting for help.
There's not really resolution.
There's, in a couple of big states, California and New York, tenants are going to remain protected by state eviction moratoriums after the CDC...
moratorium expires on July 31st.
But most states do not have their own eviction moratorium.
So you're going to see inevitably an uptick in evictions after this month.
It's an open question of how big an uptick.
There's some data that suggests landlords and tenants have, who are, you know, landlords have entered into formal and informal agreements with
many of their tenants who are in arrears to kind of work something out.
But there's a lot of tenant advocates who are very alarmed at the likely prospect of a large increase in evictions.
At a moment when the Delta variant of the coronavirus is the dominant strain and it's led to a sharp rise in infections, the point of the eviction moratorium is
at least legally, was to prevent the spread of the coronavirus.
They didn't want people kicked out of their homes and in shelters where they can contract the virus.
You have just a generation of younger borrowers, people coming out of school, undergraduate, graduate school, and trying to buy their homes, and the homeownership rate is depressed in that demographic.
