Look, for me, I think the biggest issue that we have in Australia is a lack of productivity.
Uh that's the first, second and third issue that we face.
Uh and and that's manifested across the board.
It's manifested in the housing crisis that we have.
Uh it's really challenging to increase the supply of dwellings because, you know, planning permission is difficult, exhausting, I hear, from many of our customers.
There's not always certainty in an outcome.
You can also translate that into the mining and energy sectors.
We're seeing Australia becoming, frankly, a little bit less attractive on a global basis because companies feel like they they have a bit of sovereign risk with Australia.
They don't know what the rules of the game are.
That's not good.
Australia is so blessed with the resources that the world needs to grow and to frankly decarbonize.
And we should rightfully be the top of the pile when global organizations and miners are looking to make investments.
And right now I think we fall them down the pecking order a little bit.
like Canada are um relatively more
is the biggest driver, because prices are a function of supply and demand.
So if we can get more supply and more houses coming on the market, that will provide more opportunities for people to enter the housing market and young people in particular to enter the housing market.
So supply is still a a key driver and and that's true in most of the major capital cities across Australia.

So I think you know we really, really need to get um, you know, uh more housing construction going.
