We need more immigrants with construction skills.
We need uh simplified and and faster planning permission.
I think there in a couple of states we need to look at taxation, particularly in Victoria.
Taxation on housing and land is a problem uh and a disincentive
uh for investors.
Uh and all these things need to be looked at as well as methods and modalities of construction.
And we're seeing a bit more use of things like modular that I think will have a a big impact on on on construction here in in Australia.
Yeah, I spent some time actually earlier this week with the Treasurer and some of my other bank uh CEO peers, and you will have seen the announcement of uh
Uh some clarification coming uh from APRA that will allow banks to um you know, I think sh shade out hex debt uh when looking at um
uh the balance sheet of applicants.
Uh and on on the margin, what it means is that they'll be able to borrow a little bit more today than they would have been able to borrow last week.
And I think that's uh a good thing for for Australians and younger Australians.
But I do reiterate that ninety-five percent of the issue here is supply.
And so while we've had some improvements to the demand side.
on this with hextep, we've got to focus on supply or this will just add to the problem.
Because if you don't fix supply and you add to demand, all you do is increase prices.
I think the conditions um survey was flat.
Um you know, businesses are getting by, as are consumers, but it's tough.
People are w having to work much harder to make a dollar.
Um and you know, I think uh confidence is going to be important here.
