I'm not suggesting that it's like, you know, the real estate industry is trying to trick everyone.
I'm not saying that at all.

What I'm more saying is there's more to the number.
You've trained me now to get my kind of, hang on a minute, is that data actually telling the story that's being told?
Or is it just an interpretation that maybe there's more to dig into there?
But then have you got any bright idea of how you might extrapolate some more helpful data?
It's not like you can split test the sale of a house.
Unless you had like six units and three were sold by agents and three were sold by individuals.
So I honestly think like the number one thing for me as someone, if I were looking to buy a property through a private seller is just the buyer psychology around it.
Like,
I personally, because I have looked at some private sales, I kind of find the people a bit difficult to deal with sometimes.
I might have gone to like five open homes by private sellers back in the old, old days.
I'm not talking about private sales in the as-is days.
I'm talking about like something that's been listed on Trade Me and I've turned up and exactly like you described before, someone's smiling there and they own the house and you wander around and have a look around.
