If you look at like consent numbers at the moment, they're down massively.

And a lot of the consents that have been issued are,

There are provisions there that mean that a developer might have to increase the infrastructure through the water care system, or maybe the numbers just don't work like that.

The number of projects that we're looking at the moment where a developer's expectation on price and the reality of the market, it just doesn't work.

So if you think, okay, whatever the number is for consents at the moment, let's say half of them aren't going to go ahead anytime soon.

It doesn't take long for some of that stock, that excess stock to clear out.

And all of a sudden you've got a house

shortage again.

And if you look at places like, again, Christchurch, where there's been a lot more kind of momentum over the last wee while, there are a lot of more projects coming onto the market.

And I think that, again, if you follow the trend of what everyone else is doing, that's a dangerous position to be in because those are the markets that will get a bit more sluggish.

But if you think about when you're modelling out...

what the future growth might be, I don't think it'll be the same because we've got more restrictions in place.

We've got DTIs, we've got LVR restrictions.

So if someone was looking at the Auckland market, for example, if you take any 10-year point in time, Auckland house prices went up by 6%.

over a 10-year period, 91% of the time, whereas other parts of the country might be 5% and more like 70% of the time.

So Auckland is still the place where the vast majority of people want to be.

It's just that right now it's going through that natural cycle.
