People do think, oh, that's a bad thing, it's negative.
But the reality is most people are borrowing 100% of the money to buy an investment property.
Now, I'm yet to find a better investment where I can use someone else's money and not have to put something in, right?
And so just to kind of put some numbers around it, if you bought a property with 100% debt right now, over the next 15 years, you might put in somewhere between 100 to 150 grand if you're topping it up.
But over that period of time, right?
So what's that?
Say 10 grand a year.
Now, it will be far more top heavy at the start.
So you might pay $500 a week at the start, and then it will go down over time as interest rates, you know, let's say they stay the same, but as rents go up over time.
Okay.
And so if you buy a property today, it will seem like a relatively low top-up in 15, 20 years' time.
Now, you don't know when the growth is going to be because if you look at a one-year timeframe on property growth, it's very, very volatile.
So your best ever one-year growth in New Zealand, the average property, went up by 30%.
So if you were really lucky and bought at the right time, you made 30% on your money if your property followed the average market.
If you were wrong, if let's say you then told your friend they did the same thing and they got it wrong, they dropped by 14%.
So there's a massive delta between the best year and the worst year.
Now, the longer you leave it, the narrower that gap is.
And once you get to about 10 years, it's pretty consistent in terms of the amount of growth that you get on that average.
Now, history doesn't guarantee future performance, but given we don't have a crystal ball, it's a better indicator than nothing.
And so if you look at your worst ever 20 years in New Zealand growth, it's something around 5%.
