And this week, the property world was rocked by the collapse of a Western Sydney-based home builder called Bathla.
Now, home builders go under all the time.
It's a business that always runs on skinny margins, and the combination of rising interest rates, rising construction costs, and the government's recent tax changes is really hitting housing developers hard.
But James, why has Bathla raised so many red flags?

As much as we see the pressure in the housing market and everything, I think the fact that this is happening within that sort of private credit sector is really what elevates this one up the spectrum.

When companies go bust, normally it's banks or bondholders, sometimes both that are left holding the bag.
So when Virgin went under in twenty twenty, it had three point eight billion dollars in secured bank debt and a bunch of aircraft leases, plus, you know, two billion dollars in corporate bonds that were raised from retail and institutional investors.
As big as the banks are, right?
I think if you looked at the four biggest banks in Australia, they've got about three and a half trillion dollars worth of loans between them.
Well, that's $3,500 billion.
It's just becoming fashionable to say, James.

Basically, they've got a shed load of loans between them.
