I've seen 3.5 written, and they're written by these private credit funds, the biggest of which is PAG, which is a Pan Asian credit and private equity firm.
Being big in Australia for probably the past 10 years, they generally do pretty spicy stuff, things the banks uh you know can't or won't do.
There's other lenders in there as well, some Australian ones, some offshore ones, but it's less about the names and the fact that they're in this private credit sort of bucket.
The one lender that that we get a good look at is Centuria Bass, right?
It's part of the Centuria Capital listed group.
And I'm not sure if you saw its presentation this week, James, but in its results, it went through its exposures to Bathler and what they're actually worth.
And I thought that it's just worth talking about for a second because it shows you the sort of developments that Bathler's doing.
Yep.
So in Centuria's presentation, you can see it lent to a project in Rouse Hill, 300 plus units.
There's townhouses in Box Hill, which is a suburb a little bit further out past Rouse Hill.
And then there's two hundred and three residential lots in Deanside in Victoria, James, which looks to me like is that right on the western edge of Melbourne and where Melbourne's sprawling?
Exactly.
But I mean, these are the sort of developments Bathler's doing and it's great, it's building housing, but it's also the stuff that banks aren't touching with a ten foot pole.
