That's what really matters here.
They really retreated from this stuff, and private credit has come in.
It's fair to say the bedrock of Australia's private credit sector is this building construction loans now.
And there's a few reasons why the banks have have run away from it.
First of all, like there's regulatory reasons.
So under APRA's unquestionably strong framework, banks have to hold a lot more capital against this sort of construction loans that.
Than they do on existing houses, right?
Existing mortgages.
It makes it more expensive for the banks to loan there.
So they're less inclined to do it.
You know, the banks are more risk-averse.
A development like this, they'd want to see all the houses or all the apartments, all the townhouses pre-sold, right?
So all the revenue sort of guaranteed.
Whereas it's hard for the developers to do that.
There's this sort of elevated construction and insolvency risk.
Builders are collapsing a lot more from fixed price costs.
Contracts, construction materials costs, labor shortages, you know, which is also off putting to the banks.
And then there's longer turnaround times.
It's it's taking longer to develop uh these things.
I mean, you add all those risks together and the bank's bailed from this sector big time in the past ten years.
