But due to urbanization, people move into Tokyo.

This is really interesting because in Tokyo most of the Akias

They are either uh unrebuildable, you're not allowed to rebuild it, because in most cases there are several reasons to it, but most of the time the road facing

Street is less than two meters wide.

There are ways to get around it.

I I met with a developer last week who they worked with a municipality in order to rebuild a house that wasn't unrebuildable land.

That they work together with the politicians in order to

uh be able to rebuild it.

And I think there's gonna be um some law changes when it comes to this 'cause to me it's crazy.

You're not allowed.

You can renovate it, but uh last year in twenty twenty five, first of April, there were new renovation laws coming.

So there are big renovations that you by law you cannot do it.

If you wanna move the staircase, for example, you're not allowed to do it.

If you wanna change the roof, for example, you're not allowed to do it.

So there are several things that you are not really allowed to do.

And one of them is yeah, you cannot tear it out and build a brand new house.

But that's just one of them.

There could be leased land as well.

It could be Zochku or like illegal structures that they built a house in the fifties or sixties, but they never registered it.

It's quite common.
