And when we're talking about such a large sum, every little bit counts.
There's a lot of things that are underappreciated about renting.
A lot of people see renting as like throwing money into the toilet.
I think what you have to recognize as a renter is like the positive things that it affords you, like flexibility.
And as a homeowner, there is a lot of money you have to spend that you won't like spending, that you would rather use on your vacation.
And when you're a renter, you can call your super or call your landlord to fix your boiler.
And when you own your own place, that's all on you.
People aspire to homeownership, which is a great thing to aspire to.
We know that's how Americans have built wealth in the past decades.
But there's a lot of things about renting that are positive and might fit your life, especially your financial life, a little better.
And eventually, when you're planning to live somewhere for, they say, at least five years to recoup the closing costs and 10 years if you're really trying to maybe turn a profit here, you might just stick to renting.
Like if you're moving around and like Julia said, buy a place, pay the closing costs, sell it, paying like a broker costs instead.
And taxes.
So many other things.
So much taxes.
In terms of upfront costs, you've got the down payment.
You've got the costs that you're going to have to pay.
There are fees associated with the mortgage.
You have the inspection, which you'll want to do.
And then all of that is sort of wrapped into closing costs, so taxes, mortgage fees.
