Which is scary because last time we did that, you know, the Bank of Canada rugged everybody and and you know smoked. podcast-host

30% of mortgages with uh you know two or three X cap increasing capital costs. podcast-host

But a lot of your your commercial stuff, like so if we're talking like land, land debt, uh development debt, you're on like prime plus one to two. podcast-host

So you g you end up seeing you it ends up mattering less what the bond market is doing because you're you're not doing as much fixed debt. podcast-host

Like we don't have a similar system in the in the US where they have these like sort of commercial mortgage back. podcast-host

Securities, not at not at the same there, they do exist to my understanding, but they're not, it's not like this scale in the US where you have like these CMBS per purchases. podcast-host

So in Canada, most of the rates actually d depend more on the Bank of Canada. podcast-host

And most of your commercial financing, even beyond just real estate commercial financing, is going to be more dependent on the Bank of Canada's curve. podcast-host

So again, the bond market can keep trying to say what they're gonna do and push them. podcast-host
